A 2.40-acre corner industrial site where Burlington, Monmouth and Ocean counties meet — offered with the pre-development work already done. Boundary and topographic survey complete, three sealed concept plans in hand, and by-right zoning confirmed under North Hanover’s 2026 code.
Why Wrightstown-Sykesville Road
This is not a raw land listing. The survey is complete, the concepts are sealed by a licensed New Jersey professional engineer, and the zoning analysis is written. A buyer starts at approvals, not at square one.
The parcel sits at the seam of Burlington, Monmouth and Ocean counties — a service radius most Central Jersey contractors cannot reach from a single yard.
Flex trade park, contractor building with outdoor storage, or fleet maintenance garage — all three drawn, sealed and transferable at closing.
Contractor yards, fleet garages, specialized trades and light assembly are principal permitted uses under §16-160.1 — reviewed against all three 2026 ordinance amendments.
A triangular corner lot with room for a real yard — trailer staging, equipment and material laydown, screened by a 25′ perimeter buffer.

The largest and most recent scheme. Four single-story buildings ring a full loop access drive, with a dedicated stormwater basin at the north point of the parcel and two curb cuts on Wrightstown-Sykesville Road. Structured as divisible flex trade space for contractors, light assembly and service users.

The trade-off scheme. A smaller building pushed forward on the lot frees the balance of the parcel for open yard — the scarcest commodity in Central Jersey industrial real estate, and the hardest thing to get approved anywhere in the state.

| Configuration | Two 5,850 SF Bays |

The original scheme, engineered around heavy transit circulation rather than square footage. Five drive-thru service bays, a drive-in loading area and a dedicated office, wrapped by a turning loop sized for tractor units and equipment trailers, with two separate secure yards.

§16-160 · North Hanover Township Code
North Hanover amended its code three times in 2026. Each amendment was reviewed with Township Zoning Officer Patti Decker, because two of the three change what a buyer can build in this zone.
Ordinance 2026-13
Eliminates standalone distribution and logistics fulfillment warehouses as principal permitted uses in the General Industrial zone. Local storage of household or farm goods remains permitted where it does not function as a distribution warehouse. All three concepts here are framed around light assembly, trade services and contractor operations.
Ordinance 2026-09
Prohibits data centers township-wide across all zones, to protect municipal utility infrastructure and environmental resources. Relevant to underwriting: it removes a competing land-use bid, but also closes that exit for a buyer.
Ordinance 2026-11
Repeals Planned Unit Residential Development and cluster housing in the Residential-Agricultural (R-A) zone. Because this parcel lies entirely within the “I” district, the amendment has no impact on its development rights.

Lot area. Public tax records list the parcel at 2.40 AC / 104,544 SF, while the zoning table on the engineer’s concept plans lists 2.84 AC / 123,760 SF. Both clear the 1.00 AC minimum by a wide margin; a buyer should confirm the governing number against the boundary survey, which is in the diligence file.
Utilities. The concept plans provide for an on-site septic field and a trash enclosure. Confirm septic design capacity and water service with the Township and the Burlington County Health Department for your intended use and headcount.
